The majority of residential properties such as bungalows, cottages and other single-family houses have sloped asphalt shingle roofs or flat tar and gravel roofs, in the case of duplexes and triplexes.
The main objective of a roof inspection is to verify the condition of the roof covering materials and of its various components. During the home inspection, depending on the roof type and accessibility, we may climb on the roof or inspect it from the ground, from a ladder, from windows, or other accessible locations. Our home inspector also reviews visible roof drainage systems, flashings and roof penetrations such as skylights, chimneys, vent pipes and other components.

In the course of the home inspection, visible roof structure, attic ventilation and related conditions may be reviewed. All observations made during the inspection will be described in the inspection report. If defects are found, their significance, possible implications and recommendations will be provided where applicable.
